Next Home Demo provides house demolition services across Sydney, with 25 years of experience clearing residential sites for homeowners, builders and developers. Whether you’re a homeowner planning a knock down rebuild, a builder who needs a block cleared to a schedule, or a developer working through multiple sites, we handle the whole process from council paperwork through to the final site clean-up. You get one fixed price after we’ve inspected the property, not a number that grows once the job starts.
We work on weatherboard cottages, brick veneer homes, double-brick houses, fibro-clad properties and everything in between. Age and construction type change how a demolition is approached, particularly around asbestos, and that’s something we assess before quoting, not after.
A full residential demolition isn’t just knocking a building down. It’s disconnecting services safely, stripping out anything hazardous, pulling the structure down in a controlled way so it doesn’t damage neighboring properties, sorting the resulting material, and levelling the block afterwards. Most of our jobs use excavators fitted with demolition attachments, sized to the site, since a lot of Sydney blocks have tight access, shared driveways or limited street frontage. Where machine access isn’t possible, we fall back to partial hand demolition for those sections.
We also do partial demolitions and strip-outs, for renovations where only part of a structure needs to come down, or where a builder wants the shell kept but the interior gutted.

Full knock-down of the existing house, garage, sheds, carports, in-ground pools and other agreed structures on the block, with debris removed and the site left clear and level for the next stage

Once the structure is gone, we can dig, level and grade the block so it's ready for footings, including removing old foundations, slabs and underground services where needed

A large share of Sydney homes built before the 1990s contain asbestos somewhere, in fibro sheeting, eaves, vinyl flooring or roofing. Our team assesses the property for potential asbestos risks and arranges appropriate testing or licensed removal where required.

Disconnecting power, water, gas and telecommunications, erecting hoarding and safety fencing, arranging any traffic management, and satisfying council conditions, all before demolition starts on site..

Timber, brick, concrete, metal and roofing material are sorted on site and sent for recycling wherever possible, rather than going straight to landfill.
We'll book a site visit, usually within a few days.
We check access, structure type, and check for potential asbestos risks, arranging appropriate testing or removal where required.
The block is left level and clear, ready for your builder or the next stage of your project.
We confirm the required approval pathway and coordinate the necessary pre-demolition requirements, disconnect services and set up site safety measures.
The structure comes down, materials are sorted for recycling, and the site is excavated if that's part of the job
One number, covering the demolition, disposal and site clean-up.
We work right across the Sydney metro area, from the Inner West and CBD fringe through to the Hills District, Eastern Suburbs, North Shore, Western Sydney and the Sutherland Shire. If you’re not sure whether your suburb is within reach, the quickest way to check is to call or send through your address.
Most residential house demolitions require the appropriate planning approval before work starts. Depending on the property and applicable planning controls, this may involve development consent or a complying development certificate (CDC). Some minor demolition work may qualify as exempt development. We check the requirements for your property and help manage the approval process.
If a property was built or renovated before the early 1990s, there is a real possibility it contains asbestos, commonly in eaves, fencing, older vinyl flooring or fibro cladding.
Before demolition begins, the property is assessed for potential asbestos risks. Where asbestos is identified, it must be safely managed and removed in accordance with NSW requirements before general demolition proceeds. Where licensed removal is required, the work is carried out by an appropriately licensed asbestos removalist.
We assess the property for asbestos risks during the site inspection and arrange appropriate testing or removal where required, so asbestos-related work can be factored into the project before demolition begins. On every site, we also manage dust suppression, noise and safety barriers to help limit disruption to neighbours
Wherever it’s practical, material from the demolition is separated on site: timber, brick, concrete, metal and roofing sheets are sent to recycling facilities rather than landfill. Where suitable, concrete and brick can be processed for reuse as recycled aggregate, road base or fill. Where practical, separating recyclable materials also reduces the amount of waste sent to landfill and can help keep disposal requirements efficient.

It depends on the property and the type of demolition. Many residential demolitions require development consent or a complying development certificate (CDC), while some minor demolition work may qualify as exempt development. We check the applicable requirements for your property before work begins.
The timeframe depends on the property, site access, construction type, approvals and whether asbestos removal is required. A straightforward residential demolition may take several days, while larger or more complex sites can take longer. We’ll provide a project timeframe after inspecting the property and confirming the scope of work.
If asbestos is identified, it must be safely managed and removed before general demolition begins. Where licensed removal is required, the work is carried out by an appropriately licensed asbestos removalist in accordance with NSW requirements.
Cost depends on the size and construction of the house, site access, and whether asbestos is present. We inspect the property and give a fixed price, so you’re not working off a rough estimate.
Both. A large part of our work is scheduling demolition directly against a builder’s construction start date on knock down rebuild projects.
We assess shared boundaries, party walls and fence lines during the site inspection and plan the demolition method around them. Any risk areas are flagged and managed before work starts.
